An ensuite bathroom transforms a loft conversion from a spare room into a self-contained suite — adding convenience, privacy, and significant value to your home. It is one of the most popular requests we receive from homeowners across Hertfordshire, particularly those creating a master bedroom in the loft.
But adding a bathroom to a loft conversion involves considerations that do not apply to ground-floor or first-floor installations. Drainage routes, headroom, water pressure, and building regulations all require careful planning — which is why bathroom design is integrated into our projects from the first consultation.
Do you have enough headroom?
The most fundamental requirement for a loft bathroom is standing headroom. Building regulations require a minimum ceiling height of 2 metres in habitable rooms — and bathrooms are no exception.
In a Velux loft conversion, the sloping ceiling limits standing height to the central area of the roof. This is typically sufficient for a bedroom but often inadequate for a shower enclosure, WC, or basin where you need to stand comfortably.
Dormer loft conversions and mansard loft conversions create vertical walls with flat ceilings — providing the full standing headroom a bathroom requires. This is why most loft ensuites are positioned within the dormer or mansard volume, not under the original roof slope.

Drainage and waste routing
Getting waste water from a loft bathroom to the soil stack is one of the most technically demanding aspects of the installation.
Gravity drainage
The preferred approach is gravity drainage — where waste flows downhill through soil pipes to the main stack or external drain. This requires:
- Adequate fall — typically 18mm per metre minimum for soil pipes
- Route identification — tracing a path from the loft bathroom through the floor below to the existing soil stack
- Stack capacity — confirming the existing soil stack can accommodate additional fixtures
On properties in St Albans and Harpenden with generous floor-to-floor heights, gravity drainage is often achievable by running pipes through stud walls and boxing in on the floor below.
Pumped drainage
When gravity fall cannot be achieved — common in bungalows or properties with limited floor-to-floor height — a macerator or waste pump system lifts waste horizontally and vertically to connect with the soil stack. These systems are reliable when correctly specified but require maintenance access and electrical supply.

Water supply and pressure
Loft bathrooms require hot and cold water supplies. Key considerations include:
- Pipe routing — rising mains from the ground floor or first floor to the loft level
- Water pressure — particularly for showers, where gravity-fed systems from a header tank may provide insufficient pressure at loft level
- Hot water capacity — ensuring your boiler or hot water cylinder can supply an additional bathroom, especially if the loft ensuite will be used simultaneously with existing bathrooms
Where pressure is insufficient, we may recommend a pumped shower system or an unvented cylinder upgrade — decisions made during the design phase, not during construction.
Building regulations for loft bathrooms
Bathrooms in loft conversions must comply with specific building regulation requirements:
Ventilation
Extract ventilation is mandatory. A mechanical extract fan must achieve a minimum extraction rate of 15 litres per second for a bath or shower room. The fan must be wired to operate with the light or via an overrun timer.
In a Velux loft conversion where the bathroom sits under a sloping ceiling, rooflight placement must accommodate both daylight and ventilation requirements.
Waterproofing
Wet areas — showers, baths, and the surrounding floor — must be tanked (fully waterproofed) before tiling. Building regulations require compliance with BS 5385 for tiling in wet areas, and we specify appropriate tanking systems as standard.
Electrical safety
All electrical work in bathrooms must comply with Part P of the building regulations and BS 7671 (IET Wiring Regulations). Specific zones around baths and showers restrict the type and placement of electrical fittings. All work must be certified by a qualified electrician.
Structural loading
A bath full of water is heavy — approximately 300kg for a standard bath. The floor structure must be designed to support this concentrated load in addition to the general habitable floor loading. This is accounted for in the structural engineer’s calculations.
Designing a loft ensuite
Space in a loft bathroom is often at a premium. Smart design maximises functionality without compromising comfort:
- Shower over bath — where space is tight, a shower-bath combination provides flexibility
- Wall-hung sanitaryware — toilets and basins mounted on the wall create a sense of space and simplify floor cleaning
- Sliding or pocket doors — standard hinged doors can obstruct a compact bathroom; sliding alternatives save space
- Rooflight above the shower — a rooflight in the shower area adds daylight and a sense of height (where headroom allows)
- Underfloor heating — particularly effective in loft bathrooms where wall space for radiators is limited

- Standard ensuite — shower enclosure, WC, basin, mid-range tiles and sanitaryware
